2014 Highs and Lows for El Dorado Hills Real Estate

All in all it was a good year for El Dorado Hills in the terms of buying and selling homes with a total of 754 Single Family Home sales!  Here is a breakdown for the 2014 Highs and Lows for El Dorado Hills Real Estate

The highest selling home was 100 Rock Lane. It was truly an estate built in 1985 on 10.36 acres with 270 degree views of Folsom Lake, a pool, tennis court, koi ponds, an orchard, and photovoltaic solar power.  It had 5 bedrooms and 9 bathrooms, 7 full and 2 half baths! It sold in February for $2.75Million.

The lowest selling home in 2014 in El Dorado Hills was 3912 Hills Court.  The 2 bedroom, 2 bath townhouse as built in 1974 and had 1122 square feet.  It had been updated and had a location hard to beat for convenience with easy access to Hwy. 50 and the Raley's shopping center just a couple blocks away. It sold in January for $212K

2014 Highs and Lows for El Dorado Hills Real Estate


2014 Total Sales -754. Average per month - 63. Highest month - August with 87. Lowest month - January with 36 sales.  The year ended with 50 for December.

Average Selling Price: $587K. Highest month - June $627K.  Lowest month - November $550K. The year ended at $560K (up 2% over the December 2013 average and 18.9% over the December 2012 average).

Average Price / Square Foot for the Year: $198.25. Highest month - July $207/ sq.ft. Lowest month - January $186/ sq. ft.  It ended in December at $196/sq.ft. (3.9% over December 2013 and 20.5% over The December 2012 average). 

Breakdown of the 754 sales:

Under $400K - 80

$400K to $600K - 412

$600K to $750K - 140

$750K to $1Mil - 81

Over $1Mil - 41
