As the year comes to a close, I thought I'd pull together and share an El Dorado Hills 2014 Real Estate Market Summary.
Total sales: 735 The highest number of sales was 87 in August and the lowest monthly sales was 36 in January.
Lowest Selling Home: $212,000 (2 bedrooms, 2 baths, 1122 sq. feet)
Highest Selling Home: $2,750,000 (7 bedrooms, 9 baths, 9804 sq. feet)
Average Selling Price: $593,822 (average of 4 bedrooms, 3 baths, 2973 sq. feet) The highest selling price month was April and June when the homes sold at an average of $627,000. The lowest selling price month was October and November when they sold at an average of $550,000. To date for this month they are selling at an average of $553,000.
Median Home Price: $535,000 (average of 4 bedrooms, 3 baths, 2800 sq. feet) The highest Median price was $584,000 in August and the lowest was $483,000 in February. To date for December our median home selling price is $515,000.
* Average Selling Price is calculated by adding up all the sales and dividing that by the number of homes sold. Median Price is the number where 1/2 of the homes sold over and half of the homes sold under.
Average Price Per Square Foot: The lowest was $186 in January and the highest was $207 in June. To date for December, our sales are averaging $201 per sq. foot.
The following charts break down the sales in terms of their time on the market and the listing to selling price ratio (This shows how close it sold to list price. 100% would mean the home sold for list price.)

During the recent houseing bubble we saw the average selling price for homes prices in El Dorado Hills peak at $803,000 in Octobe 2006. The highest median price we saw was $697,000 in September 2006 and the highest price per square foot we saw was $260 in January 2006. At the lowest, we saw the average selling price dip to $407,000 in August 2011, the median price of $389,000 in November 2011, and the lowest price per square foot at $145 in October 2011.
The number of listings for sale peaked in July 2006 at 498 and dipped as low as 82 in January 2013. Currently we have 155 homes for sale.

Using the median price, our El Dorado Hills Real Estate Market dropped 44% in the downturn from the peak and we have rebounded somewhat but still are only at 74% of the peak. On the positive side we are seeing a more balanced market as prices continue to rise. The median price is up 4% over December 2013 and the average price per square foot is up 6%.
