The recent downturn we experienced reminded us that selling a home is not easy. Our inventory levels have decreased to a point here in El Dorado Hills where it has become a seller's market and consequently a bit easier, but there are some selling mistakes that should be avoided regardless of who's market it is. Things like pricing, property photos, and marketing are important to get the buyers there but then things the sellers can directly control come into play like first impressions and seller presence during showings. Here's an example where both of these selling mistakes cost us a buyer.
I recently had a listing in a higher price bracket for El Dorado Hills and naturally, the higher the price point the fewer buyers you have. The last thing you want to do is scare away any buyers.
The owner had moved out of El Dorado Hills to be closer to work in Sacramento so the home was vacant with the exception of their oversized 3 car garage that was still filled with stuff! That's ties into a first impression no-no but one I won't go into now as that was not the show stopper.
I had an agent in my Lyon office with a potential buyer who called to show it. I called my client to give her a heads up about the showing because she had been going there to work on the garage whenever she could and one of the biggest selling mistakes is the seller being there for a showing.
If the seller is there during a showing it reduces the overall comfort level for the buyers and their ability to really take a good look at the home. Plus you are fair game for questions from both the agent and the buyers and you don't want to give up information accidentally that could jeapardize the negotiating part of the contract and the offer acceptance.
Unfortunately my seller felt the need to be there when the agent and her buyers arrived. Not only was she there but of all things, she was working on a pipe under the sink in the Master bathroom. It's wonderful that she can fix such things but the buyers didn't have any faith in her abilities. Their first impression raised concern over "what else she fixes".
Had she not been there, both of these selling mistakes would have been avoided. The garage might have been overlooked but seeing her working under the sink was an impression the buyers could not get over and her presence at that moment needed no words or slip ups to send that buyer on to the next house.
Hopefully you choose your listing agent because you trust them and what they have to say so take their advice! They've undoubtedly worked with buyers as well and know what they think and want.
