El Dorado County Market Report - 11 Year View of Average Selling Price

 
For another insight into our local real estate here's an El Dorado County Market Report with an 11 Year View of Average Selling Price.   When I first got into real estate in June 2005, I sent a similar chart out in my Christmas Cards to my sphere for a little nostalgia.  Of course back then things were booming and prices were skyrocketing.  That chart looked much more promising. Who would have thought those prices would come tumbling down?! Average home prices went up for another 6 months, peaking in July 2006 and then started their downward trend. 

 
Looking at the month of December statistics, 2008 saw the biggest hit, dropping just over 22%.  Since then our prices have fallen but only in the single digits with 2011 being just 5% below December 2010.  The good news is that the last half of 2011 was fairly stable, going up and down slightly but having a .5% gain overall.

Foreclosures have slowed but short sales have increased.  The price per square foot for short sales are slowly dropping to the foreclosure levels which, in my opinion, is due to the long closing times - 4-8 months on average and the complexity of the process itself.  Overall though, I believe we have seen the worst of it and will continue to see a leveling off to even a slight increase for 2012.

Yikes DeeDee!  I know pretty much what the numbers are from working on financing in this area, but it makes quite an impression when you see this in writing in this format.  Thanks for the market info for El Dorado county.
