El Dorado County Market Report - Back to 2001 Prices
The following graphs take a 10 year look at the price per square foot and the residential resale inventory for the El Dorado County Market and the Sacramento Country Market. For El Dorado County you can see we are basically back to 2001 prices.
In January 2001 the price per square foot average for residential sales was $133. For December 2011, the price per square foot average was $134.

In January 2001, Sacramento County residential properties were selling at $111 per square foot; and in December 2011, they were selling at the average square foot price of $109.

Inventory in both counties are up slightly from where they were in 2001 but down significantly from the peak months in 2007.
With inventory down, we are starting to see our prices inch up. I believe as we progress into 2012, we will continue to see an upward trend. Buyers are out and ready to buy. Investors are out there again buying either to rent or to flip (fix them up and resell).
If you've been waiting to buy, the time is now! The El Dorado County Market is back to 2001 prices!

That's good news DeeDee. This would be the best time indeed due to that perfect price. It's all going to be worth it for sure. Those are going to be very worthy investments.

Great market report Dee Dee and I can see perfectly in IE~ ;)
Interesting market report DeeDee. I didn't realize we were back to 2001 levels. In order for values to creep upwards, the appraisers will have to get on board with that. They've been so conservative recently, it's hard to say if they will apply adjustments for increasing values. Hopefully so.
DeeDee--We are thousands of miles away and seeing the same thing in Minnesota...though not in the same price ranges. Hopefully a sign of good things for 2012.
DeeDee - Another great, local real estate market report. You've given both buyers and sellers a lot of good historical information to use. Nicely done!
